THE LUXURY OF SPACE

Tushar Prabhoo October 16, 2026 3 minutes read

Sometimes, luxury is simply having enough of it. There is something South Mumbai teaches you veryquickly: space has a price. In neighbourhoods such as Malabar Hill, Walkeshwar, Peddar Road and Breach Candy, the address carries history, convenience and scarcity. A good home puts almost everything within reach — work, restaurants, schools, hospitals, clubs, friends.
And increasingly, the apartment itself delivers an entire lifestyle: pools, gyms, landscaped gardens, clubhouses, concierge services and carefully designed common spaces. But perhaps the more interesting question is not what luxury costs. It is what we now consider luxurious.
A larger living room. A garden. A pool that isn’t shared. Trees outside the bedroom window. Somewhere children can run, dogs can wander and a Sunday lunch can stretch into the evening. The pandemic accelerated this conversation. Hybrid work made distance less absolute. Connectivity has made places once thought of as weekend destinations increasingly
practical.
Spend some time around the Mandwa ferry and another picture emerges. There are people who live in Alibag, work in Mumbai and make the crossing as part of their working week. We know of a senior gynaecologist who spent much of her professional life in South Mumbai, now lives in Alibag and continues to come into Mumbai by appointment.

The ferry, in her case, is not a holiday journey. It is part of the geography of work. That is a subtle but important shift. JLL’s recent research describes Alibag’s movement from a seasonal retreat into a signicant MMR real-estate corridor, with institutional developers entering across villas, plotted developments, townships and hospitality-led residences.
But Alibag is not simply Mumbai with more space. Nor is Karjat. They offer different possibilities. For one buyer, luxury may still mean an exceptional South Mumbai address — and being five minutes from everything.
For another, it may mean a private coastal home in Alibag. For someone else, it may mean several thousand square metres of land in Karjat, with mountains, greenery and enough room to create something of their own.
At some point, the conversation moves from square feet inside the home to square metres around it. And perhaps that is the more interesting comparison. Not which place gives you more property. But what the additional space allows you to do with your life. The same broad property budget can represent very different forms of ownership: an address in Mumbai, a coastal home in Alibag, or a larger land-led property in Karjat.  None is automatically better. The question is what the property needs to be for you. A weekend home. A family gathering place. An incomegenerating property. A future home. Or simply a place where life feels less compressed. And that is where space alone is not enough. Location, access, planning, title, permissions, healthcare, infrastructure and actual usability all matter. Because the luxury is not simply having the means to buy more space. It is having the judgement to know what that space is worth — and what kind of life it can make possible.
